What is the Investors Club?

It’s a membership-style service for people building a property portfolio the considered way. You get independent research, a strategy matched to your goals, and the same end-to-end management we’re known for — land, build, finance and beyond — geared toward investment returns rather than a home to live in.

This is the one that matters. Most property “clubs” are paid commissions by developers to sell their stock — so the property they push is the one that pays them most, not the one that’s best for you.

Why do investors choose new house-and-land?

A few reasons stack up: new builds attract the largest depreciation deductions, they need less maintenance, they appeal to tenants, and they come with builder warranties. House-and-land can also be a lower-cost entry than an established home in the same area.

And since the 2026 reforms, new builds retain tax advantages that established properties are losing — which has put them firmly at the centre of investor attention.

Negative gearing is when a property costs more to hold — mainly loan interest and expenses — than it earns in rent, producing a loss. Under the long-standing rules, that loss could reduce the tax on your other income.

In the 2026–27 Federal Budget (now law), the government limited negative gearing on established residential properties bought after 12 May 2026, taking effect from 1 July 2027. Crucially, new builds remain exempt, and anyone who already owned — or was under contract — before that date is grandfathered under the old rules. In short, the rules now actively favour the new-build strategy.

Worth keeping in mind: a tax benefit softens a loss — it doesn’t turn a loss into a profit. This is general information, not tax advice, and your accountant should confirm your position.

Depreciation lets you claim the declining value of a building and its fixtures as a tax deduction each year. Because new builds have the most value left to depreciate, they typically deliver far larger deductions than older properties — one of the biggest tax reasons investors favour new stock.
