What is a house & land package?

It bundles a block of land with a home design to build on it. Instead of buying an existing home, you buy the land and contract a builder to construct a brand-new home — usually marketed together at one advertised price.

It’s popular with first home buyers because it’s often the most affordable route into a new home, and being a new build, it unlocks grants and duty savings an established home wouldn’t.

Most packages are two separate contracts: one to buy the land, one to build the home. (Some are a single contract, where the builder owns the land and sells you the finished product.)

The two-contract structure is usually the buyer’s friend — it can mean you pay stamp duty on the land only, not the completed home, and it changes how your deposit and finance are staged. We make sure you know exactly which structure you’re signing.

Registered (titled) land is ready to build on now — you can settle and get started. Unregistered land hasn’t been formally titled yet: you can sign, but you can’t settle or build until it registers, which can take months and sometimes slips.

Cheaper “off-the-plan” land is often unregistered. Neither is wrong — but it dramatically changes your timeline and your finance, so it’s essential to know which you’re buying.

You don’t pay for the whole home upfront — it’s staged:

  1. A deposit to secure the package.
  2. The land settles first (paid for or financed).
  3. The build begins, with progress payments at set stages — slab, frame, lock-up, fixing, then completion.
