How do you choose the perfect block?

Look past the price. The right block suits the home you want to build, sits on level, stable ground, faces the right way for natural light, and fits your total budget — land plus site costs plus estate requirements.

If you’re investing, add another lens: local tenant demand, proximity to transport, schools and jobs, and an area’s growth prospects matter as much as the block itself. We assess every block so you know the real cost — and the real potential — before you commit, not after.

The most common one is comparing blocks on land price alone and forgetting the hidden costs — site works, retaining, design rules and facade upgrades. Others: buying before choosing a builder, overlooking slope and soil, and missing easements on the title.

Investors add one more: choosing a block for the numbers on paper without checking it will actually appeal to tenants and buyers later. These are exactly the traps we catch for you.

The slope, the soil, any easements, the Plan of Subdivision, the building envelope and the estate’s design guidelines. We go through all of it with you before your deposit is on the line.

3-bedroom, single storey: around 300–450 m². 4-bedroom, single storey: around 400–650 m².
A double-storey design fits the same home on a smaller, cheaper block.

Frontage: 12.5 m is standard and suits most designs. Narrower lots (around 10 m) need purpose-built homes; wider ones (16 m+) give more freedom. Frontage affects your garage, your facade and how wide your home can be.
